SEE BELOW FOR MAJOR IMMEDIATE CHANGES TO FHA LOANS:


1. T
he annual MIP on FHA loans will increase by .10% (most loans will be at 1.25%) and the UFMIP will increase by .75% to 1.75% for case numbers ordered on or after April 1, 2012. A fully executed contract is required (does not have to be accepted by the short-sale lender) to order a case number prior to this date to secure the current, lower mortgage insurance. This will also make streamlined refinances less attractive as there will be no benefit to reduce the rate, but increase the monthly MIP payment.

 
 
2. FHA is proposing to decrease the allowable amount of seller contributions in the near future. One proposal calls for the maximum seller contribution to be decreased to $6,000 or 6%, whichever is lower. We're not yet certain what the final rule will be, but you can be sure that FHA will decrease seller contributions in the near future. Now is the time to alert your fence-sitting FHA buyers!
