While this site may answer your initial mortgage questions, I invite you to contact me directly so that I can best assess your financial situation and goals.  This will allow me to present the best advice & loan programs available to you while educating you on the benefits or potential drawbacks of each loan option.  I welcome & look forward to your call!

ATTENTION HOME BUYERS:

  • The City of Miramar is currently looking for homebuyers that need down payment & closing costs assistance.  They are offering up to $60,000.00 for moderate to low income buyers.  Please contact me if you are interested in applying!

  •
Flagship Financial has the ability to close a loan within 2 WEEKS for buyers who qualify.  This can give you a significant advantage when purchasing bank owned properties.  Your offer will carry more weight than other homebuyer offers in most instances.

FHA Changes in 2011:

Slight increase to the Monthly Mortgage Insurance Premium.  This will result in a slightly higher mortgage payment. Effective April 18th.

FHA approved condominium list may begin to decrease further.  Most condo approvals will be expiring throughout the summer.  If the condominium reapplies for FHA approval after their approval expires, but does not meet the requirements, they will remain as unapproved.

If you are an FHA buyer looking at condos, make sure to check with your lender or real estate agent to make sure that the condo is approved or will remain under approved status through your closing date.
